Planning proposal (1/2014/PLP) to amend The Hills Shire Local Environmental Plan 2012 to rezone land within the Box Hill North Precinct and amend minimum lot size, maximum floor space ratio and maximum building height.
In 2011, to assist with housing affordability and supply issues in Sydney, the New South Wales Government commenced a process inviting land owners to submit expressions of interest to develop their land for housing. The aim was to identify sites in appropriate locations that would increase dwelling production in the short term at no additional cost to government. Potential sites were considered according to a number of factors, including infrastructure provision, consistency with local, state and national strategies, plans and policies and the viability of the land to support urban development. Box Hill North was identified as a site suitable for this initiative by the New South Wales Government.
Council has received a planning proposal to amend The Hills Local Environmental Plan 2012, to rezone land within Box Hill North. The Box Hill North precinct is located on the urban fringe of the Shire, with an area of approximately 380 hectares and is located to the north of the recently gazette Box Hill and Box Hill Industrial Precinct. Box Hill North is generally bound by Maguires Road to the north, Boundary Road to the west, Janpieter Road to the east and Old Pitt Town Road to the south.
The planning proposal seeks to amend The Hills Local Environmental Plan 2012 (LEP 2012) to rezone land from rural RU6 Transition to a range of zones that facilitate the development of approximately 4000 dwellings, a local centre, a primary school, community and sporting facilities.
The planning proposal also seeks to amend minimum lot size controls for each residential accommodation type and maximum height controls as per The Hills Local Environmental Plan 2012. A maximum floor space ratio of 1:1 and a minimum allotment size of 600m2 would be applied to the B2 Local Centre zoned area.
