Exhibition of Draft Hills Corridor Strategy

The Draft Hills Corridor Strategy is now on exhibition.  It provides a 20 year vision to guide development of the areas surrounding the future rail stations of the Sydney Metro Northwest, which service the Hills Shire residents being Cherrybrook, Castle Hill, Showground, Norwest, Bella Vista, Kellyville and Rouse Hill stations.

The Draft Strategy identifies how and where future housing and jobs will be best located.  It focuses higher densities close to the stations to build dynamic places that have a sense of community, are safe and convenient and contribute to the economic success of shops, cafes and activities at each station.  This will be encouraged through quality buildings and well-designed public spaces that promote walking and the use of the rail.  The draft Strategy is the first step in defining the identity and character around each station.  It sets out a sensible approach to growth that considers the supporting infrastructure needed such as roads, open spaces and community facilities.

It envisages that by 2036 suburbs alongside the rail corridor will accommodate up to 15,698 additional dwellings (25,984 people), and 39,823 extra jobs, beyond the dwellings and jobs already planned for under the current planning controls.  The total dwellings and jobs anticipated exceed those envisaged within the State Government Corridor Strategy that was released in October 2013.

Growth under the Draft Hills Strategy is more contained and will provide greater certainty for landowners, developers and the community about where development is expected over the next 20 years.  Areas that are not identified for growth in the Draft Strategy represent longer term opportunities for future growth.

Rather than focusing on maximum building heights, the Draft Strategy looks at growth in terms of targeted densities (maximum number of dwellings per hectare).  In doing so it seeks to re-focus attention on achieving desirable development that will provide a good quality of life for future residents.

If adopted, the Hills Corridor Strategy will inform the amendment of Council’s Local Environmental Plan, Development Control Plan and Contributions Plan to ensure that future development achieves the desired outcomes.
