The planning proposal seeks to amend the height of buildings map applicable to land at RMB 47 Spurway Drive, Baulkham Hills, 30 Fairway Drive, Kellyville and Lot 33 DP 247442 (Spurway Drive – currently no street address) to allow for buildings ranging in height from 16 metres to 41 metres (the maximum height limit is currently 16 metres). The planning proposal also seeks to apply a floor space ratio of 4.5:1 to the site. The planning proposal would facilitate residential development on the site at a higher density than is currently permissible.
The proposed amendments to the Development Control Plan relate to the road layout map for the Balmoral Road Release Area and seek to include the existing portion of Spurway Drive, as well as the proposed extension of Spurway Drive through the site, as a public road. The proposed extension of Spurway Drive through the site is consistent with the North West Rail Link Corridor Strategy and will allow for greater connectivity through the site.
