Growth Centre Precincts

 

North Kellyville Precinct

 

The State Environmental Planning Policy (Sydney Region Growth Centres) 2006 (Amendment No.3) (“the amending SEPP”) was published in the Government Gazette No. 158 on 19 December 2008.

This means that the North Kellyville Precinct has now been rezoned from Rural 1(a) to allow a range of residential, commercial and community uses. In summary the proposed SEPP will:

  • provide for approximately 5,185 residential dwellings;
  • provide for retail and commercial development, within one small Local Centre and two Neighbourhood Centres;
  • provide for power, water and sewer infrastructure and local services;
  • protect areas of environmental and cultural heritage;
  • make provision for exempt and complying development provisions in the DCP.

 

The associated North Kellyville Development Control Plan (DCP) has also been adopted and came into force on 19 December 2008.Copies of the SEPP Amendment, DCP and Indicative Layout Plan may be viewed at the Growth Centres Commission Office or at The Hills Shire Council during business hours.

Box Hill Precinct

 

The Box Hill and Box Hill Industrial Precincts are currently undergoing Precinct Planning by the NSW Department of Planning.

Box Hill Precinct has an area of approximately 764 hectares and is expected to accommodate around 10,000 dwellings. The Precinct will be supported by a Town Centre with a population of about 28,000 people.

Box Hill Industrial Precinct has an area of approximately 245 hectares and is being investigated for employment and other urban uses.
